LOCATION ~ 5 mi. South of Grant City or 16 miles North of Gentry, from US 169 Highway, turn East on State Blacktop "M". Follow "M" approximately 5 mi. to Denver. Buildings & Auction are on East Side of Park.

Buildings to be sold in 3 tracts: F.C. Grace Furniture & Appliance Business was closed in 1995 & buildings have not been in use.
Tract A & B will be sold as one, C & D will each be sold separately. Properties are 93' deep. Built in 1928, Tract A & B buildings have 12,800 Sq. Ft., both are block buildings & served as the main office & showrooms of the business.
To be sold as One (1) Unit - Tracts A & B ~ (Tract A, North Building, 26' x 80') The North 44 feet of Lot Two (2), Block Five (5), of the Town of Denver, Worth County, Missouri. Subject to any walls as the same are shown to exist.
(Tract B is the next Building to the South & attached to North Building, 36' x 80') The South 5-1/2 feet of Lot Two (2) and the North 14-1/2 feet of Lot Three (3), Block Five (5), Town of Denver, Worth County, Missouri. Taxes & Terms ~ The 2012 County taxes were $242.25 and 2012 City Taxes were $26.95 for all tracts. The Buyer will pay 10% non-refund refundable down payment on Day of Auction and enter into Contract of Sale. The remainder is to be paid on Day of Closing (approximately 30 days) with taxes to be pro-rated to Day of Closing. At that time, Seller will furnish General Warranty Deed & Title Insurance.
Property has not been surveyed and any survey will be at the buyer's expense. Seller makes no warranties on properties, implied or otherwise. Real Estate & all other items will be sold "as is-where is".
Present electricity on properties is only temporary. New buyers will need to install permanent electricity acceptable to KCP & L, if they wish. At present there is no water on the property, however Denver does have rural water, but no sewer system. Buildings have Overhead LP Gas Heaters.
