Auctioneers Note ~ Mr. Verwers operated his auto repair business from this location for many years as "Don's Auto". This property is perfect for the right party to continue the same type of business. We will offer the realestate prior to selling the equipment so in the event the successful bidder for the shop wishes to purchase the equipment, he or she may do so. All the buildings & equipment appear to be in very good condition. The shop has heat and A/C, running water & bathroom. Opportunities such as this don't come along very often.

Terms of the Sale of Real Estate ~ Successful bidder will be required to pay 10% of the selling price on the day of sale, balance will be due in full at closing (30 to 45 days) at which time a clear & merchantable title will be transfered to the new owner. Taxes will be pro-rated to date of closing.

Note ~ Brokerage Participation @ .5% of selling price is welcome. Brokers must register their clients 48 hours prior to the auction (Thursday April 28 before 4:00 PM). No Brokers will be permitted to register their clients day of auction.

Down Payment (10 %) will be payable to: "Claire Patin Trust Account". The advertisment for this auction will appear in several newspapers for two consecutive weeks with the last ad running 8 days prior to the date of the auction and sale bills will be circulated.
